Site Check Free

An evidence-based initial screen of one property or parcel for AI data center potential:

land & title basics from public records · serving utility · power feasibility and the evidence for it · zoning & permitting path · fiber & connectivity · water & cooling · environmental & hazard risk · development potential · a concrete next-step diligence plan.

Every report is written in three parts: confirmed facts, reasonable inferences, and what remains to be verified — each with sources and dates.

Licensed-work boundary: AIDCKOL provides research and information services. Brokerage, engineering, legal, securities or financing services are provided — if at all — only by appropriately licensed professionals under their own engagement, and only after applicable legal review. We do not present research as a formal professional opinion.

Capacity, stated honestly: four different things

A single "MW" number is meaningless without its status. Every AIDCKOL report separates:

StatusMeaning
PlannedAn intention or announcement. No filing, no commitment. Treated as a lead, not capacity.
AppliedA load / interconnection request or permit application has actually been filed with the utility or authority.
CommittedThe utility or authority has committed in writing — e.g. a service agreement or an issued permit — with stated MW and terms.
OperationalEnergized and in service today.

We never merge these into one number, and we never use labels such as "Power-Ready" or "Permit-Ready" for a site that has not been verified to that standard.
